1. Can foreigners really buy property in Japan?

Yes, they can. In principle, there are no restrictions based on nationality in Japan. Foreign buyers are allowed to purchase condominiums, houses, and investment properties. In many other countries, foreign ownership is restricted in various ways (e.g. ownership bans, area limitations, additional taxes, residency requirements, or time-limited ownership rights). Many overseas investors have experienced situations where they could technically buy property, but their ownership rights were limited or weak. Japan is one of the few countries where foreign buyers face almost no nationality-based restrictions, and ownership rights are well protected, making it one of the most accessible real estate markets globally.

2. Can I purchase property even if I don’t live in Japan?

Yes, it is possible. Many overseas buyers purchase Japanese property while living abroad, especially through cash purchases. In some countries, buyers must be residents or have a local address in order to sign contracts. Understandably, many overseas buyers worry about fraud when purchasing property abroad. In Japan, however, the payment settlement and ownership registration are completed simultaneously, ensuring a secure and well-structured purchasing process.
